We strive to maximize occupancy periods by competitively pricing our homes at premium market rates and through a combination of providing quality properties, competitive pricing, honest dealing and friendly customer service; we attract quality tenants, maintain high rent collection rates, limit costly turnover and evictions and thus are able to maximize investor returns.

OWNERS & LANDLORDS

We Offer Two Primary Property Management Services:

1. Full-Time Property Management:

    • Full-time, full-service professional management.
    • Includes Tenant placement, day-to-day property management, maintenance coordination, bookkeeping and turnover services.

2. Lease-Only Leasing Service:

    • Tenant placement service only.
    • We will professionally market and show your property, background check and screen prospective applicants and then place a new qualified Tenant under a quality attorney-drafted lease. Once Lease is signed you will manage the ongoing “day-to-day”.

Simple Fee Structure:

1. Lease Success Fee

    • Full-Time Management
        • One-time charge per each new lease.
          • calculated: 50% of the rent rate
    • Lease-Only Service
        • One-time charge per each new lease.
          • calculated: 75% of the rent rate.

2. Monthly Management Fee

    • Full-Time Management Only
        • Monthly recurring fee – processed through Tenant paid rent.
          • calculated: 8-10% of monthly rent.

*management fees are negotiable and we offer additional discounts for clients with multi-unit properties, 2+ properties and/or client referrals. Rates may vary for Short-term Rentals, Vacation Properties and Furnished Rentals, please contact us to discuss any alternate management service need you have and we’ll tailor fit a management plan for you!*
